Tile or shingle, every roof gets looked at before anyone recommends a thing (727) 607-3963

Shingle and tile, each cared for its own way

Clearwater Roof Rejuvenation for Shingle and Tile Homes

Dried-out asphalt shingles get a plant-oil treatment. Tile, whether concrete or clay, is washed and then given a clear sealer. Either way, someone looks at your roof first and tells you what it needs before anything is booked.

Shingle roofs and tile roofs need different things

Both are common here, and treating them alike is how a roof ends up with the wrong service. This is how we split the work.

Asphalt shingle

Year after year of strong sun draws the natural oils from asphalt, and the shingles turn stiff and begin dropping granules. A rejuvenation treatment soaks back into that binder, so the shingles flex again and hang on to the granules they still have.

Concrete and clay tile

Oil has nothing to work on in tile, because tile never had asphalt to lose. Tile needs a careful clean to clear stains and growth, then a clear coat that cuts down the rain the surface drinks in.

  • Low-pressure cleaning, never a blaster on tile
  • Clear tile sealing once the surface has dried
  • Cracked or slipped tiles pointed out before work starts

Eight services, chosen roof by roof

Hardly any roof needs all eight. The look we take at the start shows which two or three make sense for yours.

What you can count on from us

  1. Care matched to the roof you have

Shingle gets treated, tile gets sealed, and neither gets a product made for the other. If part of the house has a roof type we do not work on, we say so at the visit and leave it alone.

  2. Respect for everything below the roof

Gutters, flower beds, screen enclosures and cars are covered or moved before anything is sprayed or washed. On the roof we wear soft soles and only walk where the job takes us.

  3. Honest limits on every service

A treatment brings back flexibility; it does not close a leak. A sealer slows water uptake; it does not mend a broken tile. You hear those limits before you book, not after the work.

  4. Reachable before and after

Call us and you reach someone who knows how your job was planned. Once the work is done, we check in again after the first heavy rain has come through.

How a job goes

  1. We talk it through

Describe the problem that caught your eye, give us a rough age for the roof and say if it is shingle or tile. We then agree a day for the visit.

  2. We look closely

On the roof we check how shingles bend or how the tile is wearing, along with flashing, vents and any growth. You hear which services fit and what they cost.

  3. We work on a dry day

When you give the go-ahead, we book a day with a dry forecast, protect the yard and gutters, and carry out only the agreed work.

Questions Clearwater homeowners ask

Short answers here. The longer version is one phone call away.

Why can't my tile roof get the same treatment as shingles?

The oil treatment works by soaking into the asphalt inside a shingle. Tile, concrete or clay, contains nothing of that kind to revive, so the right care for tile is a thorough clean followed by a clear sealer. We do both, and we will tell you which one applies to each part of your roof.

Is the work safe around pets, plants and a pool cage?

We cover plants, rinse surfaces near the work and keep runoff away from the pool and lanai. Pets are happiest indoors while we work and for a short while afterward. Ask on the call and we will walk you through the products we use.

How often does a roof need doing again?

That depends on the roof and how much sun it takes. Treated shingles and sealed tile both get checked again after a few years. A maintenance plan times the next visit by how your roof is actually wearing rather than by the calendar.

We are selling the house. Is a treatment worth doing first?

Sometimes. If the roof is sound but looks tired, cleaning and treatment can help it read better to a buyer's inspector. If it has real problems, we say so plainly so you can plan around them. Our page on roofs and home sales covers both sides.

What if it rains soon after you finish?

Treated shingles want several rain-free hours while the oil works in, and sealer will only bond to tile that is fully dry. We schedule around the forecast and would rather move the date than work into a storm.

Do you work on condo and HOA roofs?

Yes, on shingle and tile buildings alike. Work can be phased building by building, and we coordinate with the board or manager so residents know what is happening. See commercial and HOA roofs for more.

Is this cheaper than replacing the roof?

It is a small share of a full replacement, because nothing is torn off and nothing heads to the landfill. The real figure depends on the roof's size and pitch and on what needs doing first, and you get it before any work is booked.

Not sure which service your roof needs?

Describe what you see from the driveway. A couple of questions on the phone, then we come and take a proper look.

Who comes out to your roof

We are a small Clearwater roof-care team with one aim: keeping sound roofs in service longer. For shingle roofs that means washing, small fixes and treatment. For tile it means cleaning and sealing.

We would rather tell you a roof does not need us than sell it a service it cannot use.
