Two roofs of the same age can be in very different shape. One faces the afternoon sun with no shade; the other sits under oaks and stays damp. One has a few loose tabs; the other has flashing pulling away at the chimney. You cannot tell which from the street.
The assessment is how we find out. It turns a guess into a short list of what your roof actually needs, and it is just as likely to end with "leave it for now" as with a booking.

On shingle and tile roofs alike, we look at the details that decide the right service.
- How well shingles bend, or how tile surfaces are wearing
- Granule loss on slopes, in gutters and at downspouts
- Flashing, vents, pipe boots and exposed nail heads
- Lifted, loose or missing shingles; cracked or slipped tile
- Algae, moss and debris, and where water sits
- Any sign that a roofer is needed before anything else
When an assessment makes sense

Do you assess tile roofs as well?
Yes. For tile, the visit covers broken or shifted pieces, stains and signs that the surface is soaking up water, which tells us whether cleaning and sealing would help.
