Tile Roof Cleaning and Sealing in Clearwater

Stains, algae and grime washed off concrete or clay tile at low pressure, then a clear sealer applied to slow how much water the tile absorbs and how fast its surface wears.

Why tile needs its own kind of care

Concrete tile is porous. Over time it soaks up rain, which feeds the dark growth you see on so many tile roofs and slowly wears the surface. Clay is tougher but still stains and collects growth in shaded areas.

Neither benefits from the oil treatment used on asphalt shingles. What tile needs is a careful clean and a clear, breathable sealer that keeps the surface from soaking up as much rain. Ahead of the clean, any broken or shifted tiles get pointed out to you, since no sealer can make a cracked piece whole.

Tile sealing questions

Will the sealer make my tile shiny?

We use a clear sealer that keeps the tile's natural look. Freshly cleaned tile will look brighter, but it will not look wet or glossy.

Can you seal a roof without cleaning it first?

No. Sealing over dirt and algae would lock them in. Cleaning and a dry surface are what let the sealer bond properly.
